HOW TO SELL LAND THAT WAS JOINTLY BEQUEATHED TO BUT OTHER PARTY IS DECEASED WITH NO CHILDREN?

This is why lawyers were invented. Just because the other party had no children does not mean he/she had no heirs. You may have to post ads in newspapers or get a court order or whatever, but because I'm not a lawyer and it's doubtful any lawyers advise people on Yahoo for free, you need expert advice. The reason that old saying, "Better safe than sorry" is still around is because it's true. I just hope the land is worth the legal costs. Good luck.
